How do architect fees get calculated?

We bill at an hourly rate with monthly invoices. Fees depend on project complexity, consultant involvement, and the time required to design. We provide an estimate to negotiate scope, and once signed, we begin work.

What does the design process look like?

We begin with site access and feasibility based on client needs. We explore opportunities and constraints through test fits, then develop space planning, exterior materials, and windows. We finalize details and coordinate with contractors to help with budgeting.

What does construction look like?

We provide construction observation services including regular meetings, site visits, submittal reviews, and coordination with the general contractor. Frequency can be adjusted based on client needs.

Do I need a general contractor in the design phases?

Not required, but recommended. Having a general contractor review drawings before permit submission helps with cost estimates and coordination, often reducing construction costs.

Do I need other types of design professionals?

Possibly. Depending on complexity, location, and jurisdiction, additional consultants may be required. These can be contracted under the architect or directly by the owner.

Do I need design services during construction?

We provide construction administration to ensure work meets design intent and code requirements. This helps protect your investment and ensures project quality.

The primary design driver was to create equitable view access from the common areas to the golf course’s 9th hole on a downward-sloping site, while carefully balancing cut and fill for the foundation. The design solution introduces a partial daylight basement and utilizes gabion retaining walls at the main entry, reducing the need for poured concrete and optimizing construction costs.
